<6 bedroom HMO’s

  • 6 Bed HMO, Merton, London

    This project involved internally reconfiguring the property and extending into the loft with a rear dormer extension to create a high quality 6 bedroom, all ensuite HMO with the loft floor bedroom being a fantastic and spacious studio room of over 20 sqm.

  • 6 bed HMO, Gloucester

    Located in a conservation area, this project involved internally reconfiguring the property and gaining planning consent for a rear wrap around extension to create a high quality student HMO with a communal kitchen / living area of over 40 sqm.

  • 5 bed HMO, Coventry

    This project was the third HMO we completed for this particular client in this area and it involved a full internal reconfiguration to create 5 ensuite bedroom with a high quality and spacious communal kitchen / living room.

  • 6 Bed HMO, Merton, London

    This project involved converting an existing 3 bed property into a high quality 6 bed all ensuite HMO including converting the 2No. integral garages. This project has featured in YPN magazine with the clients pulling out all their money plus an additional £80,000.

  • 6 Bed HMO, Manchester

    This project involved the internal reconfiguration of an existing 5 bedroom HMO including a rear extension to add a 6th ensuite bedroom. All bedrooms are over 10 sqm and a high quality kitchen / living room is created in addition to a guest WC and separate laundry / utility room.

  • 6 Bed HMO, Birmingham

    This project involved redesigning the internal layout, single storey rear extension and an L shaped rear dormer loft conversion to create a high quality 6 bedroom all ensuite HMO. The bedrooms are all very spacious with a couple containing dry kitchenettes and siting areas.

  • 2 Bed Flat to 6 Bed HMO, Manchester

    This project involved the internal redesign of an existing 2 bedroom flat into a 6 bedroom, 5 bathroom HMO with a redesign of the commercial unit and securing planning consent.

7+ bedroom (Sui Generis) HMO’s

  • 8 Bed HMO, Gloucester

    This project involved the extensive redevelopment of a 3 bed property into a high quality 8 bed HMO including a large rear extension to create a spacious kitchen / living area and a loft conversion to create 2 further bedrooms. Planning consent was gained at appeal after being refused at planning committee.

  • 7 Bed HMO, Coventry

    This project involved internally reconfiguring the property and converting the loft via a set in rear dormer to create 7 ensuite bedrooms and gaining planning consent. Planning proved challenging for the rear dormer given the property is located in a conservation area but it was approved along with the sui generis use class. Our client achieved a ‘no money left in’ deal on this project.

  • 14 Bed HMO, Nottingham

    This project involved internally reconfiguring and extending a block of 7 small flats / studios into 14 high quality HMO bedrooms split over 2No. 7 bed HMO flats and securing planning consent within Nottingham’s HMO Article 4.

  • Grade II listed 12 Bed HMO, Nottingham

    This project involved redesigning a pair of existing 4 bed HMOs into 2 x 6 bed HMOs including rear light well extensions, conversion of the existing basement and redevelopment of the commercial unit at pavement level. We designed and secured planning and listed building consent for this project.

Flat Conversions

  • Flat Conversion, Sheffield

    This project involved converting an existing single family dwelling into 2 flats and securing planning consent. Our approach to planning was a 2 stage application securing consent for the basement conversion to a bedroom, external alterations and rear extension first before securing consent to subdivide the property into two flats.

  • Flat Conversion Re-design, Liverpool

    This project involved re-designing and optimising a 3 flat conversion project our client bought with an existing planning consent in place (by the sellers architect) to create a 3 flat scheme with improved layouts and reduce the construction costs by retaining as many walls and existing stairs as possible and submit a non material amendment application.

  • Flat Conversion, Manchester

    This project involved the conversion of 6No. poor quality bedsits with communal bathrooms into 4No. 1 bedroom high quality self contained apartments across the first and second floor of the property.

  • Flat Conversion, Liverpool

    This project involved re-designing the existing two flats to create 3 high quality flats and securing planning consent. This project included some elements of retrospective planning to regularise the existing dormer built by the previous owner without planning consent.

Commercial to Residential

  • Commercial to 11 Flats, Lincoln

    This project involved the re-design of 1 large existing office space at first floor of a large mixed use development into 11No. high quality residential flats with large first floor roof terraces and securing planning consent for the works.

  • Commercial to 8 bed HMO, Stockport

    This project was a challenging site with an almost 45 degree angle end of terrace gable. The proposals involved a double storey rear extension and complete internal reconfiguration to create a high quality HMO with a basement cinema room and 2 of the first floor bedrooms featuring mezzanine bed shelves and also securing planning consent.

  • Apart-hotel, Conway Bay Wales

    This project involved the re-design of an existing redundant bank into a high quality restaurant bar at ground floor and high quality apart-hotel with 9 suites of various sizes on the upper floors including a large side / rear three storey extension to match the existing.

  • Commercial to Residential, Stockport

    This project involved the design and conversion of existing offices and an industrial unit at the rear of the site into 2No terraces houses and a further 2No new build terraced houses on the land to the side and securing planning consent for the works.

  • Grade II listed Commercial to HMO, Nottingham

    This project involved designing and converting a Grade II listed existing commercial property into a high quality all ensuite 9 bedroom student HMO including retaining a commercial unit at ground floor.

Other Residential

  • New Build Holiday Home, North Wales

    This project involved the total demolition of the existing property and replacement with a new build contemporary holiday home and securing planning consent. Despite a 20% increase limit in the local planning policy, we secured planning for a property 3 times the size through good design.

    Constraints: Area of Outstanding Natural Beauty & Landscape of Outstanding Historic Interest.

  • Timber Kitchen Extension, Wales

    This project involved adding an contemporary, timber clad kitchen extension onto to an existing former church hall that has been converted into a residential property.

  • Two Storey Side & Rear Extension

    This project involved a full internal re-design including a two storey side extension and part single, part two storey contemporary rear extension to create a large open plan kitchen / living area at the rear.

  • Loft & Rear Extension, Winchester

    This project involved an enlarging and redesign of the existing dormer loft extension and rear extension to create a contemporary open plan kitchen / living room.

  • Side and Rear Extensions

    This project involved the re-design of client’s existing home including large side and rear extensions to create a master bedroom, large open plan kitchen / living area and home office and securing planning consent.
